Priority 1

Vents

Swap attic, eave, and crawlspace vents for ember-resistant models (1/8 inch mesh or listed flame-and-ember rated). This is the cheapest fix with the largest survival impact.

Priority 2

Gutters & roof edge

Oak and sycamore litter in gutters is an ember bed at roof level. Clean before every Santa Ana season; add metal gutter guards and check the drip edge.

Priority 3

Eaves & gaps

Open eaves and unsealed gaps collect wind-driven embers. Box or seal eaves, caulk gaps at siding transitions, and screen the space under decks.

Priority 4

Windows

Single-pane glass fails in radiant heat. Dual-pane with at least one tempered layer is the standard for exposure-facing sides, especially walls facing open space.

Priority 5

Decks

The zone under a deck is Zone 0 too. Clear stored items and litter beneath, screen the perimeter, and consider ignition-resistant boards at replacement time.

Priority 6

Roof

Most Agoura Hills roofs are already Class A tile or composition. If yours is older wood shake, replacement is the single biggest upgrade on this list.
